Winning in Real Estate

Let's face it, in this market it's hard to find the home of your dreams, let alone win in a multiple offer situation. Real estate is constantly changing. Here are some necessary first steps when buying a home: 

  

1. Get preapproved 

Many times buyers say, "I know I have a good credit score and I make a good income, I'll get pre-approved when I find the right house." Unfortunately, in this market, you can't afford to wait because there are numerous other buyer's out there who are already pre-approved and ready to buy. If you hit a snag in the lender process, it could cost you the home of your dreams. It doesn't cost anything to get pre-approved so it's best to do it right away. If you don't have a lender or think you need other options, we have a lender partner that can assist you with your financial needs.  

  

2. Find a Realtor 

Look no further, you are in the right place. Asher House Realty can take care of all of your real estate needs. However, your realtor should: 

Meet with you for a buyer's consultation to go over the buying process and necessary documentation. Give you comps for any homes you are serious about purchasing. Provide you with expert advice on how to negotiate your offer and obtain the best price for your home. Communicate with any listing agents to get you the most information possible to make the best decision. Present you with all the documentation provided about the house. Send you listings of homes within your criteria. Communicate with you on a regular basis.  

  

3. Find a Home 

Once the preliminary paperwork is done and you have a good grasp of what to expect going forward, it's time to look at homes. Your realtor will set up showings for you based on what you have told them you prefer. Showings must be scheduled in advance so the sooner you can let your realtor know when you're available the better. Your realtor will let you know about any instructions provided for each listing. Don't forget to bring your mask. If there is a feature that is imperative to your decision such as a school district, do your due diligence to ensure the home is in the school district you prefer. Your realtor should be able to help provide that information as well.  

  

4. Put in an offer 

Once you have found the home of your dreams it's time to put in your offer. Some factors to consider: Are you in a multiple offer situation? How long has the house been on the market? How much are you willing to go over asking if necessary? Asher House Realty will work with you to negotiate the best offer for your situation. When you find a house you love don't hesitate - make your best offer.
